About the Process

Pressure washing uses high water pressure to blast debris off a surface. It's effective on hard surfaces like concrete and pavers, but on more delicate surfaces — stucco, siding, wood, painted areas — that pressure can cause real damage. It also doesn't address the root cause of the problem.

Softwashing uses professional-grade biodegradable cleaning solutions applied at low pressure to eliminate mold, mildew, algae, and bacteria at the source. The result lasts significantly longer because we're treating the growth, not just removing what's visible on the surface. At OSO Clean, softwashing is our baseline process — we use the right pressure for each surface, never more than what's needed.

No. Before we apply any solution, we prep the area — wetting down and protecting surrounding landscaping, plants, and anything else that shouldn't be exposed. The solutions we use are biodegradable and safe when applied correctly. Protecting your property from start to finish is part of our process, not an afterthought.

Not necessarily. As long as we have access to the areas being cleaned and a water source, most exterior jobs can be completed without you present. We'll communicate before, during, and after the job so you always know what's happening. If there are any access requirements specific to your property, we'll work that out when we schedule.

It depends on the size of the property and the services being performed. A standard house exterior wash typically takes 2–4 hours. Driveway and concrete work can range from 1–3 hours depending on square footage. Larger properties or multi-service jobs will take longer. We'll give you a realistic time estimate when we review your quote so you know exactly what to expect.

About the Results

With our full softwash process — including pre-treatment, controlled wash, rinse, and post-treatment — results typically last 12–24 months depending on the surface, exposure, and South Florida's climate conditions. Properties with heavy tree coverage or near water may see regrowth sooner. The post-treatment we apply is designed specifically to extend the life of the clean beyond what a standard wash would provide.

In most cases, yes. Our process is designed to eliminate organic growth — mold, mildew, algae, bacteria — at the root, and most surface staining comes with it. For heavily neglected surfaces or deeply embedded staining, some discoloration may remain after the first cleaning. We'll be upfront about what's realistic for your property during the quote process. We don't overpromise.

For most South Florida properties, once every 12–18 months is a solid maintenance schedule. Properties with significant shade coverage, proximity to water, or heavy vegetation may benefit from more frequent service. Commercial properties with high foot traffic often benefit from more regular cleaning of high-contact surfaces. About Paver Sealing

Cleaning restores your pavers — sealing protects them. South Florida's UV fades paver color, rain washes out joint sand, and mold takes root within months of a wash. Cleaning alone resets the clock; sealing stops it. A properly sealed surface locks in color, resists oil and rust stains, inhibits mold and algae regrowth, and stabilizes the joint sand that holds the whole system together.

OSO Clean is a Trident-certified sealing applicator. That certification means professional-grade products applied to manufacturer specification — proper surface prep, controlled dry time, and cure verification. Sealing over a damp or dirty surface is how hazy, blotchy results happen. We don't skip steps.

Most South Florida paver surfaces benefit from resealing every 3–5 years, depending on sun exposure, traffic, and drainage. Two signs it's time: water no longer beads on the surface, or the color has visibly faded. We assess the current seal condition during every paver quote — free, no obligation.

Joint sand fills the gaps between pavers and is what makes a paver surface behave as one solid system instead of loose stones. Most companies refill joints with ordinary silica sand — rounded grains that wash out with the first heavy rain or sprinkler cycle. We install Trident's spec-graded joint sand: coarse, angular grains in multiple sizes that interlock inside the joint and then harden in place under our stabilizing sealer, resisting washout, weeds, and ant intrusion.

And yes — it comes in six colors: Tan, Gray, Fieldstone, Platinum, Black, and Pearl. Match your pavers or set a deliberate contrast. It's a design decision most homeowners don't know they get to make until we show them.
